We can help to guide you through the confusion and complexity involved in buying and/or selling a property. We recommend that you contact us as soon as possible after you have decided to embark upon a property transaction.

We can then give you independent advice in connection with Surveys and Valuations, deposits, Mortgages and a number of other features that you will need to know. We will explain the steps that will be involved from the initial stages to completion in plain English.

If you are selling, we will prepare the Contract and other documents required, reply to Enquiries and approve the transfer documentation. If you have a Mortgage, we will arrange to discharge it.

If you are buying, we will check the documentation received from the Seller’s Solicitors and the Home Information Pack (HIP), carry out Searches against the property at the Local and Drainage Authorities, investigate environmental and other issues to the extent that these are not already included in the HIP. Further we will advise you as to the legal title and on your Mortgage Offer and following completion will submit the Stamp Duty Land Tax Return and register the legal title at the Land Registry.

Where the property is Leasehold we will advise you as to the Terms of the Lease and deal with any other procedures and requirements as specified in the Lease.

We can also arrange for the preparation of a HIP and obtain an EPC when required.

If after the transaction has been completed, you need advice with regard to your obligations under any covenants that may affect the property, the Buildings Insurance, boundary rights, and so on, we can assist.
